Westminster Fire Station, SW1

  • Address: 4 Greycoat Place, SW1, London, SW1

    BREEAM Rating: “Very Good”

    A retrofit and sympathetic restoration of a Grade II listed Edwardian fire station into 17 residences with a private courtyard, the new building at the rear and a restaurant on the ground floor.

  • -A 60% reduction in overall carbon emissions.

    -A 10% decrease in unregulated emissions, thanks to energy-efficient appliances and intuitive thermostats.

    -An 80% recovery of waste heat through advanced heat recovery units.

    -An annual saving of 2.9 tonnes of carbon, courtesy of our solar panels.

    A retrofit and restoration of a 1980s office building with a new extension added to create 57 New York City loft-style apartments, a gym, a private courtyard garden and a sky garden with retail on the ground floor.

  • Building Achieved BREEAM “Excellent” rating.

    Each Apartment achieved an EPC B-rating by using (but not limited to) sustainable products and services such as FSC wood flooring with a PEFC chain of custody standard, WRAS-approved taps, A-rated appliances and an MVHR (Mechanical Ventilation with Heat Recovery) service.

    BREEAM Rating: “Very Good”

    A retrofit and highly-detailed forensic restoration of a row of Grade II listed Victorian stucco-fronted homes into five townhomes and six lateral apartments with concierge. With new building additions, including three basement excavations and modern rear extensions and terracing.

  • The development achieved BREEAM “Very good” rating

    Each Apartment achieved an EPC B-rating by using (but not limited to) sustainable products and services such as FSC wood flooring with a PEFC chain of custody standard, WRAS-approved taps, A-rated appliances, solar panels, LED lighting, low-VOC paint, bamboo carpeting, and an MVHR (Mechanical Ventilation with Heat Recovery) service.

    Size: 5,000 ft2 with indoor pool

    Existing EPC: Band E (53 Points)

  • Currently underway is the transformation of a five-bedroom Hampstead residence. The client wants to achieve an “A” rating EPC eventually.

    Our immediate goal is to elevate this property to a minimum of an EPC “C” rating. Through an initial retrofit assessment, we are implementing strategic enhancements including but not limited to solar PV installation, air source heat pump integration, and cavity wall insulation.

    Grade II Listed

  • In progress is the enhancement of a three-bedroom Grade II listed building in Islington. Currently, the home has a “D” rating. Our objective, guided by an initial energy assessment, is to achieve a minimum EPC B rating.

    This listed property has begun to see the advantages of recent energy-efficient implementations such as full loft insulation; LED lighting added throughout, and interior design choices such as custom wool curtains throughout to ward off drafts. Future plans (pending Landlord and council approval) include the integration of solar PV, an air source heat pump, and internal wall insulation to further elevate its energy efficiency.

Kennington Flat

  • Address: Kennington, SE11 London

    Size: 1,500 ft2

    Existing EPC: Band “D”

    First- and second-floor, three-bedroom flat above commercial premises and part overlooking a busy main road with a double yellow line.

  • The apartment had an EPC rating of “F” and we are targeting an EPC improvement to a “C” rating when complete.

    The refurbishment includes loft and Cavity Wall insulation and the replacement of 4 single glazed sash windows with custom-made wood frame double-glazing. The interior design specification includes low-VOC paint, refurbishment and enhancement of pre-existing joinery and woodwork and various biodegradable flooring throughout.

  • A 1,400ft2 grade II listed apartment within Westminster Fire Station with a complete renovation that benefitted from interior design with decor.

  • -Herringbone oak flooring is FSC® and PEFC certified.

    -Walls covered with a natural fibre that is microplastic-free.

    -Vintage dining furniture and chandelier, salvaged and repurposed.

    -A repurposed kitchen island (initially a buffet server).

    -Antique area rug in the kitchen.

    -Locally made kitchen tap in breathable, unlaquered brass.

    -Worktops of 100% natural quartz stone.

    -Custom kitchen cabinets painted with VOC-free paint.

    -Locally sourced vintage kitchen accessories.

  • The 55 Victoria Street “family bathroom” which was one of the main styles repeated throughout the development.

  • -Locally sourced ceramic tiles made in England.

    -Locally sourced sanitary and chinaware made in England in natural, unlacquered brass to develop a natural patina over time.

  • A guest bedroom within a grade II listed 2500 ft2 townhome in Leinster Square, W2. The three-bedroom townhome benefitted from both interior design plus decor.

  • -Deep pile bamboo carpet.

    -Walls feature a natural paper weave fibre, with a tree planted for each roll purchased.

    -Bedding with the butterfly mark accreditation (positive luxury) from a manufacturer who recycles linens.

    -LED deco lighting.

    -Custom-designed bed upholstered in tencel velvet, transported plastic-free.
